Here’s a step-by-step breakdown of what to expect when building your dream home with Better Homes.


🧭 Step 1: Discovery & Design

Every great home starts with a great conversation. We begin by understanding your:

  • Vision and lifestyle

  • Budget and must-haves

  • Preferred layout and lot type

Whether you have your own land or are selecting one of ours, we’ll guide you toward a house plan that suits your goals and property features.

We also discuss:

  • Customized features and upgrades

  • Energy efficiency requirements

  • Material selections and allowances

  • Preliminary budgeting




✍️ Step 2: Finalizing the Agreement

After finalizing the design, we create a detailed construction agreement that includes:

  • Project scope and inclusions

  • Allowance breakdown

  • Build timeline

  • Payment schedule

Once agreed, a 10% deposit secures your build and kicks off the next phase.


🏗️ Step 3: Permitting & Pre-Construction

With contracts signed, we begin:

  • Applying for municipal permits

  • Completing engineering as needed

  • Site prep (driveways, clearing, fill, septic/well if needed)

This crucial stage sets the groundwork for everything to come.


🧱 Step 4: Foundation & Framing

Now the structure begins:

  • Foundation poured and framed

  • Subfloor, framing, windows, and doors installed

  • Roofing and waterproofing

  • Interior walls are framed

Your house becomes weather-tight, and the excitement builds!

⚙️ Step 5: Mechanical & Inspections

Licensed trades complete:

  • Plumbing, electrical, and HVAC rough-ins

  • Spray foam or batt insulation

  • Building envelope sealing

  • All city inspections and approvals

We only work with highly skilled, code-compliant sub-trades.


🎨 Step 6: Interior Finishing

Here’s where your home’s character comes to life:

  • Drywall and crackfill

  • Painting, flooring, and tile

  • Trim, cabinetry, and countertops

  • Final plumbing and electrical fixtures

You’ll see your style come together beautifully.


🏁 Step 7: Final Touches & Move-In Readiness

We complete:

  • A full walkthrough and quality check

  • Final trades touch-ups

  • Deep cleaning and (optional) staging

  • Final inspections, occupancy certificate, and warranty registration

For builder mortgages, we typically carry costs to about 60–75% completion. A single draw is requested at that point, and we carry the remainder until completion.
